Frequently Asked Questions

The following Q&A are intended to address some of the most frequently asked questions regarding the reservation process. The information provided below is intended to help clarify information provided on our Rates or Policy pages. It is not intended to change or replace.

What if I don't know the number of guests when making a reservation?

Just supply an estimate of the number of guests expected. We use the supplied number of guests to assist in our preparation of the cabin. The number of guests can be changed up until the day of your stay. Our cancellation policy is for the cabin reservation and not impacted by changes in the amount of guests. Just remember that the number of guests visiting the property during your stay cannot exceed the number of registered guests or cabin's occupancy capacity without owner's authorization.

Can I bring extra unregistered guests on the property during my stay?

No, extra unregistered guests are never allowed on the property at any time. Only registered guests are permitted on the property. If found to have unregistered guests on the property, you will be charged for these additional guests and might be asked to leave without refund.

Do you allow one night stays?

Two night stays are required all year round.

Can I have an early check-in or late check-out?

There is no early check-in or late check-out. We will however, do everything possible to accommodate your schedule.

What communications will I receive as part of the reservation process?

If your reservation is made online the first communication will be an immediate email verifying that the reservation request has been submitted. For all reservations: within 24 hours of us receiving the reservation request you will receive an email confirming the reservation, cabin(s), dates, charges, etc. One week prior to your arrival you will receive an email with a map and detailed check-in instructions. If you do not have access to email, information will be mailed via the USPS.

What do I need to do when I arrive?? How do I check-in and gain access to the cabin?

Approximately 7 days prior to your stay you will receive a "Welcome" email providing detailed information regarding your stay, how to access the cabin, the cabin's address/directions, phone number, etc.. Very important to print this information and not rely on electronic access when in route. You do not need to check-in at an office prior to accessing the cabin, so proceed directly to your cabin any time after the 4pm check-in time.

What do I need to do when I depart?

Simply lock the cabin's door and follow the check-out instructions posted in the cabin. In general, it is your responsibility to maintain the cabin in a neat and clean condition throughout your stay: clean the gas grill, wash dishes and return to proper location, do not move furniture from original placement, all trash must be bagged and placed in a trash can, etc.

What if I need to cancel my reservation?

Please notify us ASAP if you need to cancel a reservation. Details of our cancellation policy can be found on our Policy page.

We are really neat people; can we clean the place ourselves or provide our own linens at a reduced rental rate?

Sorry, but we have found that such "help" does not reduce our costs and therefore we cannot offer a reduced rental rate. We pride ourselves on the high level of cleanliness and preparedness that welcomes each of our guests. That means our professional cleaning and maintenance staff needs to be responsible for cleaning the cabin, washing all the linens, preparing the hot tub, etc.. as per our standard procedures prior to each guests stay. You're on vacation; leave that work to us!

What forms of payment are accepted?

We accept Visa, MasterCard and Discover cards as well as certified cashier’s check.

When do I pay for my stay?

Full payment is due at time of reservation.

Can we have people that exceed the rented cabin's capacity just sleep on the floor or pitch a tent?

Sorry, but our occupancy limits are strictly enforced with no exceptions. We have many guests that reserve multiple cabins to accommodate larger groups. If we are unable to accommodate the additional guests in available cabins, please contact us and we will recommend other cabins or campgrounds that are in the immediate area.

Do I have to pay lodging taxes?

Yes, We operate a legal short term rental business and these taxes are required. Lodging taxes of 6% are required for any less than a 30 day rental within Hocking County. The lodging tax helps to maintain the Hocking Hills area and promotes numerous tourism initiatives. You must also pay the 7.25% State of Ohio Sales tax.

Are your cabins handicap accessible?

That depends on the cabin and your needs. Please inquire. We'll try to put you in a cabin that will suit your needs best.

Do you own all the cabins?

Yes. We pride ourselves on being owners and managers. We are not simply property managers for other owners. This allows us to respond quickly to your needs and offer flexibility not always available when dealing with a rental agency.

Can I buy a gift certificate for a friend or family member? I want to mark a special occasion.

Yes! We offer customized gift certificates that can be for a dollar value or a specific stay. A gift certificate is a great idea for birthdays, weddings/honeymoons, baby showers/babymoons, retirements, graduations, holidays, and more. Whether they are a long-time guest or first time visitor to the Hocking Hills, there is no better gift than time away. Gift Certificates can be purchased via our online reservation system or by contacting our office via phone.

Why do you charge extra guest fees?

Extra guest fees compensate for additional utility usage, cleaning costs and additional wear and tear. This approach is common in the Hocking Hills and it helps keep cabins affordable for smaller parties looking for additional space or amenities.

What are the office hours and location?

Although there is typically no employee on site, we answer phone calls from 8am to 8pm. If a problem arises during your stay, a local staff member will be there to help you on site. Also an emergency number is provided to guests for off hours.

How about firewood?

You may either purchase firewood from us which we deliver to your doorstep for $25 plus tax for four bundles or you may bring your own. Campfires are permitted ONLY in the fire pit provided with your cabin. Absolutely NO fires permitted outside of these designated areas. Only firewood should be burned in the fire pit. Please ensure fire is properly extinguished before leaving the campfire area.

Do you allow smoking?

Smoking is NOT permitted inside our cabins or in the hot tub. A $500 cleaning fee will be added to your bill if smoking was detected in these areas. You may smoke outside of the cabin. Please properly discard cigarette butts.

Do you allow pets?

We are NOT a pet friendly property. While we love our pets, please keep them at home. If you are found to have brought your pet, you will be asked to immediately leave with no refund given. There will also be an extra $200 pet fee added to your credit/debit card on file

Are bed linens and towels included?

All cabins have complete sheet sets, quilts, extra blankets and pillows for every bed and sleeper sofa. A set of bath, hand and wash towels are provided for each registered guest. If you staying for an extended time or require additional towels, please let us know and they will be made available. Kitchen towels and wash sponges are also provided. We also provide beach towels for hot tub use.

Besides linens and towels what is also included in your cabins?

We supply dishes, silverware, glassware, pots and pans, dish soap, hand soap, and trash bags. Each cabin has central air conditioning and heat, flat screen TV, alarm clock, coffee maker with filters, toaster, microwave, refrigerator, stove, outdoor gas grill, a fireplace and private hot tub. We also provide paper products such as toilet paper and paper towels along with cleaning supplies. Each cabin is also equipped with free WIFI internet and a telephone.

What do I need to bring?

Food, beverages, ground coffee for the regular coffee pot (we supply filters) or single K-cups for the in-cabin Keurig , condiments & spices, foil, storage bags (for extra food), cooking oil and cooking spray, hair dryer, and toiletry items (body wash, shampoo and conditioner, toothbrush & toothpaste). For the outside we recommend  insect deep woods repellent, a flashlight for the fire pit area and newspaper or kindling to help start the campfire in the fire pit area.

Are there a washer and dryer available?

Yes. All cabins have access to our on-site guest services building that provides free use of a washer and dryer.

What does guest services offer?

Our guest services building is located inside the pole barn. The combination to get into the building is found in your “Welcome” email that is sent 7 days prior to arrival. If you are not able to access guest services, there is a telephone on the outside of the building for your use. Inside guest services WIFI is available (also in each cabin), a telephone, games, magazines, books, playing cards, extra propane tanks (in case the grill runs out), washer and dryer and maps and brochures of the Hocking Hills region.

Is there wireless internet available?

YES!! For those that wish to stay connected, all of our cabins include free Wi-Fi internet.

Will my cell phone work at the cabin?

Cell phone service in the Hocking Hills region is spotty with most areas not having service, so please plan accordingly. There is little to no cell phone service on our property, however we have found that Sprint cell phone service does work at our property. We have also found that I-Phone users can receive I-Messages and FaceTime when on the Wi-Fi network. Some cell phones even have the capability to turn on "Wi-Fi Calling" when connected to our internet.   

We have also provided land line phones with free domestic long distance in each of our cabins. In case you get locked out of your cabin there is a telephone located on the outside of the guest service’s building.

Are there grocery stores in the area?

Yes. The Old Man's General store and Grandma Fayes are both located off SR 664. For larger grocery shopping needs, there is a Super Walmart and Kroger on SR 664 in Logan right by SR 33. There is also Young's Family Market which is located in Laurelville off of SR 56.

Are there gas stations in the area?

Yes. Harper's Gas and More is only 5 minutes away from our property. It also serves as a small convenient store. More gas stations can be found closer to the main highways of SR 33 and SR 23 before entering Hocking Hills.

What are your favorite things to do while in the Hocking Hills?

Nothing can compare to just spending some quality time with family and friends! But if you must venture out, the possibilities are endless from taking a hike, ziplining, canoeing, horseback riding, golf, ATV rides, rock climbing or even a water jet pack ride. If all that sounds like too much work, just sit back and relax in the hot tub.
