Rental Policies

Pets: We DO NOT allow pets at our property. If you are found to have brought your pet you will be asked to immediately leave with no refund given. There will also be an extra $200 pet fee added to your bill.

Extra Guests: Our rates are based on an occupancy of 2 guests. For cabins allowing more than 2 guests, we charge $20 for each additional adult (18yrs and older) and $15 for each additional child (1yrs-17yrs) per night up to the maximum occupancy rate for each cabin.

Smoking: Smoking is NOT permitted inside our cabins or in the hot tub. A $500 cleaning fee will be added to your bill if smoking was detected in these areas. Please properly discard cigarette butts.

Rates: Are on a per night basis. They do not include a 6% lodging tax.
There is a 6% service fee from Reservations Online booking engine.

Cancellations: made 30 days prior to your stay will receive a 90% refund less the service fee. Cancellations made 14 to 30 days prior to arrival will receive a 50% refund less the service fee. No refunds for cancellations made fewer than 14 days before arrival. No refunds will be given for early departures, cancellations due to inclement weather or cancellations due to COVID."

It is highly recommended to purchase travel insurance should an unexpected cancellation issue arise or a cancellation due to COVID. The travel insurance option is offered at the end of our online booking checkout process. Visitors: Absolutely no visitors are permitted on the property unless they have paid to stay overnight in a cabin as guests or if prior approval has been given by management.

Maximum Occupancy: for each cabin includes all overnight guests 1 years of age and older.

Minimum Age Requirements: You must be 21 years or older to rent our cabins. If you are under the age of 21, you MUST be accompanied by a parent or legal guardian. Canopy Ridge Cabins is intended and created for a family atmosphere. Our cabins are furnished with the finest amenities and equipment. If you are looking for a place to party with your friends, please look elsewhere. Excessive noise levels or any property damage will be prosecuted to the fullest extent of the law.

Minimum Stay Requirements: Two night minimum stays are required all year round. Most holidays require a three night minimum stay. If requesting a Thursday-Friday or Saturday-Sunday weekend stay, both nights will be charged at the weekend rate.

Reservations: Advanced reservation is required. We do accept same day reservations, but you must call and book same day reservations over the phone.

Payment: 100% payment due upon booking. We accept Visa, MasterCard and Discover credit/debit cards. We also accept cashier’s checks, and money orders, however, an additional refundable security deposit of 50% of the total rental fee will be required if paying by check or money order. We reserve the right to cancel a reservation due to non-payment.

Check-in: You may arrive at your cabin any time after 4:00 p.m. We work diligently to have the cabins available for you by 4:00 PM, but there are rare occasions when additional cleaning may be required or when your hot tub may not be fully heated until later that night. There is no refund for these situations.

Check-Out: Is before 11:00 a.m. We greatly appreciate guests following ALL instructions provided for departure.

Confirmations: Your phone reservation is considered a confirmed reservation at the time of your booking. If you reserve using our online reservation system, which includes your credit card number, we will confirm the reservation within 2 days via email. A confirmed reservation includes the review and acceptance of these policies. A confirmation letter, a map with directions and a welcome letter will be emailed a week prior to your arrival.

Hot Tubs: Our hot tubs are operational year round. Hot tubs are cleaned and sanitized prior to and after each guests' stay.  Hot tub usage guidelines can be found in each cabin. We do NOT allow guests to add soaps, dyes, fragrances or bubbles to the water. Doing so will result in a water change fee. We also do NOT allow smoking or glass drinkware in the hot tubs.

Firewood Alert: Do not move firewood into Hocking County. It is illegal to move firewood out of Ohio Quarantined counties. Violators face up to $4,000 fines. Please buy your firewood from local vendors within Hocking County. We also have the option to have bundles of firewood delivered to your cabin. See our add-on’s for more information.

Cleaning Responsibilities: Daily housekeeping service is not provided. It is your responsibility to maintain the cabin in a neat and clean condition throughout your stay. If unusual cleaning is necessary, there may be an additional charge to your credit card on file. We greatly appreciate guests following ALL instructions provided for departure.

Furniture and Electronics: No moving of furniture or decor inside or outside of the cabin. Do NOT disconnect or alter any electronic items.

Damages and Theft: We have designed and furnished our cabins with high quality materials and amenities. We expect that our guests will respect the inside, outside and surrounding property at all times. We reserve the right to charge your credit card for any damages, excessive cleaning or theft as a result of your stay. If you notice any problems upon checking in, please let us know immediately to avoid any damages being charged to your account.

Malfunction of equipment: We do our best to make sure all amenities are in good working order. Occasionally electronics, satellite, phones, internet and other mechanical equipment will malfunction. We will do our best to repair these items in a timely manner, but will not make any rental concession for time without these items. Likewise, loss of electricity, water, or other “Acts of God” that are outside of our control will not result in a refund of any monies paid. Due to cleaning and servicing, hot tubs are sometimes not up to full temperature at the time of check in and may need several hours to heat. We ask that you follow all guidelines and policies regarding use of amenities in order to keep them functioning at peak efficiency. Failure to do so may result in damage or excessive cleaning charges. Outdoor showers are operational Memorial Day through Labor Day.

Extermination/Insects: Our cabins are located in a rural area, which is surrounded by woods. As a result, there may be some insects or other visitors in or around the cabins at times. Our cabins are professionally exterminated on a regular basis. Please properly dispose of trash and food in trash cans in order to help keep any unwanted guests from coming inside or around the property.

Weather/Power Outages: Bad weather conditions may make travel to the Hocking Hills difficult. In addition, occasional power outages or other "Acts of God" that are outside of our control will not result in a refund of any monies paid. We will do our best to make your stay comfortable.

Driving Conditions: Hocking County is a very rural county with curvy and hilly roads which requires cautious driving. The actual road to our property is well maintained by the township, but does have an incline and may require 4-wheel drive during inclement weather or any significant snowfall. There are no refunds due to inclement weather.

Privacy: Please respect guests in other cabins by not approaching their cabin and by controlling noise levels, especially between the hours of 9:00 PM and 8:00 AM. If you are bothering other guests you may be asked to leave the property without a refund of any money.

Safety Rules: For your safety, we post Safety Rules around the property. Please abide by these rules as we want you to have a safe and happy stay! Canopy Ridge Cabins is NOT responsible for injury or damage to you or your property!

Right to Enter: Canopy Ridge Cabins and its staff reserve the right to enter the rented cabins at any time with proper notice provided, with or without guest’s consent, to inspect the property or perform routine maintenance as needed.

Restricted Areas: Our cabins may have private areas (such as a storage closets or basements). If you attempt to break into these areas marked as “Private” you will be charged for breaking and entering private property.

Trail System: Travel the trails at your own risk. These trails are beautiful as well as potentially dangerous. Caution and common sense are advised. Young children should be closely supervised while on the trails. All guests must remain on trails at all times! If you stray off of the designated trails on our property the renter and their guests assume all liability and responsibility as it relates to an accident, injury or even death. Our trails are clearly marked and paths have been cleared for ease of use and our guest’s enjoyment.

Liability: Renter agrees to assume all responsibility for an accident, injury or damage that may result in or about the premises, to persons or property (including those of Renter's guests), and that the Owner and its agents shall not be held liable, or responsible for such injury, accident, or damage. Renter assumes the risk involved with the use of the hot tub, fire pit area, decks and porches, trail systems and any and all other rental facilities and agrees to hold harmless and indemnify the Owner and its agents from any and all claims and liability of any nature which may arise by reason of the use by the renter or others using the same during renters occupancy. Renter assumes responsibility of all guests during the reservation time.

Video Dissemination: Renter shall indemnify and hold harmless Owner and its agents from any claims, liability, expenses or damages relating to any such broadcast or reproduction.

Video Surveillance: For the protection of our guests we have video surveillance throughout our property to monitor who comes and goes on our property. For the privacy of our guests, there is absolutely no video surveillance of any kind on the inside of the cabins.

Hunting: Absolutely NO hunting of any kind is permitted anywhere on the property.

Fireworks/Firearms/Guns: Absolutely NO shooting fireworks, firearms or guns on the property. This includes BB/pellet, airsoft and paintball guns. We also do not allow any type of archery equipment on the property.

ATV's/motorcycles: Absolutely NO all-terrain vehicles, 4-wheelers, motorcycles or other recreational vehicles may be used on the property at any time. Only the use of motorcycles as a mode of transportation to the cabins may be used.

Campfires: Campfires are permitted ONLY in the fire pit provided with your cabin. Absolutely NO fires permitted outside of these designated areas. Only firewood should be burned in the fire pit. Please ensure fire is properly extinguished before leaving the campfire area.

Camping: Due to health department and insurance regulations, we cannot allow camping (tent or trailer) on our property.

Lost and Found: Please check drawers, under beds, etc. when leaving to check for your personal belongings. Our staff will be happy to make a reasonable search for items a guest believes they may have left. If found, the item will be returned at the guest's expense.

Appropriate Behavior: Although Canopy Ridge Cabins is located on secluded acres, please respect other guests and property owners in the area.

Absolutely NO TRESPASSING on adjoining properties!

YOUR VERBAL AUTHORIZATION AT TIME OF RESERVATION, MAKING AN ONLINE RESERVATION, PAYMENT OF MONEY AND/OR TAKING POSSESSION OF THE PROPERTY IS EVIDENCE OF YOUR ACCEPTANCE OF OUR POLICIES AND YOUR INTENT TO USE THE PROPERTY AS A SHORT TERM VACATION RENTAL.

VIOLATION OF ANY OF THESE POLICIES MAY RESULT IN IMMEDIATE TERMINATION OF THE RENTAL WITHOUT A REFUND.
